Our management staff has over 50 years of real estate and development experience. Our focus is finding profitable real estate opportunities created by the downturn in the economy. We then work with investors to complete transactions ranging from individual properties to large portfolios (condos, townhouses, single family homes, developed lots, multi-family properties, and all types of commercial properties). We are currently working on a townhouse/condo project in Orlando, a multifamily complex in Naples, Florida, and a couple shopping centers in Loganville, Georgia. Our CORE 90 team analyzes opportunities, and we pass along to our investor clients the ones with substantial potential. We assist with all the front-end purchase activities through transaction closings, and can handle any back-end efforts required (property management, renovations / construction, lease-up and sales). We provide an opportunity for interns to learn all aspects of our business and receive practical, on-the-job training. Our interns will be involved with (and gain knowledge in): - property searches - property evaluations (running comps, estimating value) - projections analysis (cap rates, cash-on-cash returns, exit strategies) - investor relations (working with our current investors and helping find new ones) - contract preparation and negotiation - marketing and networking - post sales activities (resales, lease-ups)

Development/Asset Management and Property Management Summer Internship
(Internship) posted on 01/20/10Picerne’s Summer Intern Program will select 2 qualified students working towards a degree in Real Estate to work at Picerne during the summer period. The first week will be spent rotating through different departments learning about the company and its different business units. After the initial week, one intern will be placed with the property management group and another will be placed with the development and finance group. The intern working on the property management program will assist the property management group in different activities related to the management of LIHCT-financed multifamily housing. Intern will assist in marketing, leasing, tenant screening, compliance, budgeting, and other management functions. Intern may also spend some time on-site to assist property managers and other on-site staff with the day-to-day operations of an apartment complex. The intern in the development/finance department will assist the development group with research. Intern may also be asked to perform due diligence tasks, assist with acquisitions and financing efforts, and participate in the production of RFQ/RFP responses the development department may be pursuing with different government agencies. The intern may also be assisting the finance department in portfolio management functions, including financial performance monitoring, investor reporting, and possibly assisting in refinancing efforts. This is a pilot program, and ultimately the functions performed by the interns will be directed by their abilities, energy levels, and enthusiasm. We are seeking a chance to allow qualified students to complement their education with real-world experience, while assisting Picerne in achieving its goals for 2010. It is not anticipated that these will be paid internships. However, if an intern provides value to the organization during their time at Picerne, they will be rewarded.
